We use an Alkyd/oil hybrid primer and a latex topcoat for exterior painting. We use latex-based stains for opaque stains and oil for semi transparent stains. For metallic railings, we use oil enamel paint. Since oil-based exterior coatings were banned many years ago, nobody uses them today. We use latex topcoats and alkyd/oil primer (or latex primer) for interior painting. Depending on the circumstances, the interior topcoat may also be oil.
Several factors influence this decision. We use a very thick primer and top coat of the highest quality paint manufactured by Sherwin Williams and Benjamin Moore for the exterior. If you are using the same colour or one that is only slightly different, one coat of each will suffice. If the colour alters drastically, we apply two applications of exterior paint. Staining requires two coatings unless the timber is extremely dry and you persist on using only one. Occasionally, we will apply two coats on the sunny side of the house and one coat elsewhere, but generally, we recommend applying two coats. Two light applications are always applied when painting over aluminium or vinyl cladding.
Some people repaint their homes when they purchase them to alter the colour, while others repaint their homes just before selling them to improve their curb appeal. In general, however, if it is soiled, you should paint your home every 5-10 years or every 4-7 years. As a result of the effects of salty air, homes near the coast require painting more frequently.
